West Midlands Housing Group

The project

West Midlands Housing Group (WMHG) wanted to regenerate some of their housing estates in Coventry to improve both their thermal efficiency and their appearance. The 1960s Manor Farm estate was a mixed tenure estate with many Right to Buy properties which made the estate difficult to treat as a whole as they were unable to fund the improvements to private properties.

WMHG engaged the services of Warm Zones to help them treat the private sector homes on the Manor Farm estate and create a project that would fund the work. Together they created a joint scheme across two estates to enable match funding to be achieved for the private sector homes. The second estate was called Wyken where Warm Zones delivered the measures to the social homes.

The delivery

Warm Zones had to carefully manage the two estates and the works to ensure that the funding balance needed was achieved and that the number of properties receiving measures was maximised.

On the Manor Farm estate, Warm Zones also delivered a householder engagement programme to inform the private householders of the scheme and to get them to sign up. This householder engagement programme was very successful with only one property refusing to have the work done. We also worked closely with the contractor, Westville, to ensure that the work was scoped out and delivered to the highest standards. The works carried out across the two estates included EWI, doors, windows, roofing, fencing and environmental improvements.

The outcome

In total 190 properties received energy efficiency improvements with 58 of these being private sector houses on Manor Farm that benefitted from free installs as a result of the funding model designed by Warm Zones and WMHG. We predict that householders could collectively save £46,550 per year on their fuel bill.

These two estates have not only benefitted from the investment in terms of future proofing the properties and making them more energy efficient, they have also been given a facelift which has improved the appearance of the neighbourhoods.
